Located at Blasco Ibañez Avenue, at 100 meters of the Cabanyal train station, where you can take the underground to the city center.The underground stops at 100 meters. Just at 15 minute walk from the Polytechnic University gate and Valencia University. 100 meters to the Cabanyal Market. 1500 meters from Malvarrosa beach. Quiet zone, with easy and free parking. There is a children plays zone just in front of the door, you can look at the children from your window.
Fifth floor with elevator. Just remodeled and refurbished.
104 square meters. Four bedrooms (one of them,matrimonial bed), fully equipped kitchen (new electrical appliances: microwave, furnace, washing machine, dish washer and refrigerator), living-dining room and spacious bathroom with shower. It has a 39´´tv and also fast wifi acces (internet) and land line telephone. We have cable channels ( international chanels and sport channels) . Security door. Four desks (one in each room ) with individual shelves and reading lamps. AC cooler/heater in the dining room. Egypcian cotton sheet for greater convenience.
It is a perfect place to go on turism by day or relax at beach, and go partying by night at the beach zone ( several pubs and disco). We leave maps and tourist information.
In the price of the renting, is included the use of towels and linen. In adition, you can use gel and shampoo that you have at the flat for you. There is also hair-dryer.
We provide you all the necesary to prepare your breakfast when you arrive ( milk, bread, butter, marmalade, coffee and tea). Also, you have sugar, salt and herbs to cook.
Once the availability of the apartment is confirmed and after reading this document, you are ready to make the reservation.
When a customer makes the reservation, it is understood that the customer accepts the following terms as outlined below.
For any other questions or comments that you may have, please do not hesitate to contact us. We will be only too glad to help.
On your arrival you will be given this document with your personal data and the terms of your reservation to be signed, and you will also be given a copy of it at that time. If you wish to have an invoice, please ask us for it when you make the reservation and add your invoicing data. In that way we will be able to post you the invoice when Airbnb make the payment for your stay .
The apartment will be handed over in perfectly clean and tidy condition. We kindly ask you to treat the apartment with the greatest possible care. Should you require additional cleaning, we can provide this at a cost of 10 € per hour with a minimum of a 2 hours session. You can ask for a cleaning budget for your stay if you wish a weekly cleaning service.
Although the final cleaning is included in the price, if on check-out, the apartment does not comply with the minimum cleaning requirements, 50 € will be deducted from the breakage deposit. The minimum cleaning requirements are considered to be: not to leave any of rubbish in the bin or in the flat, to leave the fridge empty (without any of food) and any washing up to be done in the sink. To leave blankets, bedspreads or duvets and used sheets and towels in the cloth baskets or folded on the beds (please, not on the floor) and leave things and furniture in a tidy condition.
-Hours of Arrival and Departure of the apartment.
The arrival-departure time is flexible: you can check in-out between 9:00 h and 22:00 h. However between 22:00 h and 9:00 h, a 20€ surcharge will be applied.
The last day the customers can leave the flat as they wish, leaving the keys inside and shuting the door. The last day, customers can use the flat until 21:00 h
Please note however, if another visitor is arriving at the flat the same day of your departure, check-out must be before 12:00 h.
Should there be any problem during your stay, please contact us so that we can immediately proceed to rectify it. Please be aware that complaints will be not be considered at the time of your departure.
You can be assured in the unlikely event of a problem, the owner will put the maximum effort into resolving it as soon as possible with the minimum inconvenience to the customers.
-The following is forbidden during occupancy
•Introduce furnishings into the apartment or perform repairs or alterations.
•Exceed the maximum capacity of occupants as stated for the apartment.
• Sub-let the apartment or use it for purposes other than those for which it was contracted.
•Introduce flammable or explosive materials into the building or any other materials which could cause damage or disturbance to neighbours.
•Indulge in any activity which causes a hygiene or a public nuisance or disturbs other users of the building. Noise is forbidden after 22.00h inside the apartment and also on the staircase.
•Introduce animals into the building when it has been expressly forbidden to do so by the owner.
•Any breach of the above rules may result in the owner taking whatever necessary corrective action.
Guests not respecting these points will be immediately asked to leave the property with no refund of the rental payment and deposit. We thank you for your understanding.
-Loss of reservation and deposit.
The reservation of the apartment will be cancelled with the loss of the deposit if it is not occupied within a period of 48 hours from the stipulated day.
Only if the customer confirms his arrival in this period and occupies the property before the daily rate for the accommodation exceeds the deposit, will the reservation be maintained.
•Normal use of electricity and water is included in the price. Please, help us to control the utilities. Remind to switch off the lights, heating or air conditionig each time you leave or when you are not at home.
•Utilities use higher than 60 €/month will be deducted from the breakage deposit, and in that case the copies of the suppliers bills will be provided.
•All the keys provided must be returned at check-out. It’s absolutely forbidden to copy the keys. If the customer loses, breaks or damages them, 50 € must be paid for each set.

A beautiful and comfortable apartment. Upon arrival, a clear explanation of Andrade and sightseeing area.
Beach was for us with 2 kids, just a bit too far to walk. Otherwise fine.
Een mooi en comfortabel appartement. Bij aankomst een duidelijke uitleg van Andrade over bezienswaardigheden en omgeving.
Strand was voor ons met 2 kinderen, net even te ver lopen. Verder prima.
A very nice and well furnished apartment! Enter the distance to the beach and to be overcome, 7 minutes is a metro station.

We visited Valencia for 5 days. The flat is very nice, it has everything you need for the stay. Supermarket is close, metro is close. Adriana was very firendly and showed us some of the things to visit in Valencia. Overall a flat that I can recommend
The apartment is furnished in a central location between town and beach and very cozy. We felt very comfortable. Adriana has prepared all the information for us and even a small breakfast was ready. We were very satisfied and recommend this apartment on !!
Die Wohnung ist in zentraler Lage zwischen Stadt und Strand und sehr gemütlich eingerichtet. Wir haben uns sehr wohl gefühlt. Adriana hat alle wichtigen Informationen für uns vorbereitet und sogar ein kleines Frühstück stand bereit. Wir waren sehr zufrieden und empfehlen diese Wohnung weiter!!
The flat was impeccable and spacious. Adriana was very gracious and tended to all our needs, including making a reservation at the best paella restaurant in Valencia. We enjoyed ourselves tremendously.

From all the locations we have had, the appartment of Carlos was the most beautifull and best located place. Also the communication wirh Carlos and his wife was perfect, evenso the city of Valencia.
Die Wohnung war ingesamt sehr sauber und schön eingerichtet und es war alles da, von Shampoo, über einen Sonnenschirm hin zu vielen Gesellschafts-Spielen.
Außerdem gab es Klimaanlage, was abgenehm war!
Leider fanden wir es etwas schade, dass es so rüber kam, als seien wir für den Defekt der Klimaanlage verantwortlich gemacht wurde.
Insgesamt war es aber ein schöner Aufenthalt in einer guten Lage!
Fuimos a Valencia a estudiar 15 dias aproximadamente y fue una estancia muy agradable. En cuanto al departamento muy cómodo, limpio y espacioso. Las fotos reflejan verdaderamente como es. En cuanto al anfitrión, muy atento y dispuesto a ayudarnos en todo lo necesario. Grata experiencia.
Wir waren 5 Wochen mit Familie in der Wohnung. Wir können die Wohnung guten Gewissens weiter empfehlen. Besonders geschätzt haben wir die gute Unterstützung durch Adriana und Carlos und ihre freundliche Art. Die Lage der Wohnung ist gut dank der optimalen Verkehrsanbindung ist man schnell am Meer und in der Altstadt sowie am Flughafen. In der Umgebung gibt es viele Restaurant und Spielmöglichkeiten (Parks) für kleine Kinder.
