Standard Terms and Conditions

Prices are dependent on the length of the stay, please contact us. Internet can be made available for $20 per week. A bond of 1000 AUD is required, which is fully refundable if the apartment is returned in good condition. The optional internet is payable at arrival. A photo ID will need to be presented, which will be photographed.
The security bond of $1000 has to be paid in full, otherwise keys won't be handed over. You can either pay up front via bank transfer or cash on arrival. Please advice which option you would prefer.
Cancellations by the client up to two weeks upfront are possible, a $50 cancellation fee will apply. For cancellations closer than two weeks to the start of the renting period, the same rules apply as for early exit.
Early exit has to be advised at least 14 days upfront on either side. If the early exit is requested by the tenant and the complete stay would fall into a different timeframe bracket, then the price changes for the entire period as published on the price table on the web page.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

Linen is supplied. Bath towels are not to be used for beach.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.
Damage, breakages, theft and loss are the tenants responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival.

Arrival time is between 2pm and 5pm on weekends, after 6pm on weekdays, check-out time is 11:00am at the latest (unless stated otherwise), to allow time to prepare property for next guests.

Loss - the owners take no responsibility for the tenant’s personal property.

All our apartments are non-smoking apartments. For smoking please step outside and make sure you don't leave cigarette butts behind.

No pets or animals are accepted.

We have endeavoured to provide quality service to all our visitors and have provided you with a clean and tidy apartment and we ask that you follow some simple guidelines.
Before you vacate, we ask that you ensure the following has been done:

* Please leave the apartment vacuum/sweep cleaned
* Please wash any dirty dishes
* Wipe the table, bench/stove tops of food spills to avoid staining and insects.
* Please leave oven, cooktop and microwave in a clean condition.
* Please remove any left over food from fridge and put into bins provided
* Please empty any rubbish bins
* There is no need to wash any linen or towels, we'll do that for you
There is a standard cleaning charge at $70 included in the price you paid for your accommodation. However, should there be any extra cleaning required upon your departure; the cost is $50.00 per hour which will be invoiced to you, the guest.

Note: Variances can be agreed on, but only by arrangement with the owner in writing.

We had a lovely time at St. Kilda. The appartment was clean and comfortable. We enjoyed being right in the middle of the St. Kilda buzz, a short distance walk from the beach, shops, restaurants, bars and the tram into town. Having internet access, a TV and VCR, the place felt like home to us and both our kids. Thanks to our hosts- we will come back!

Our stay at the apartment on Glen Huntly Road was very good. The apartment is situate in a very calm area of Melbourne and near both trams and trains. The kitchen is equipped in neat way with a large fridge and a stove and oven and there are some nice porcelain and cutlery. The bath room was lagre enough for the three of us and well planned. The beds were very nice to sleep in. The WiFi-connection worked very well. I do recommend this apartment when visting Melbourne. Leif

My wife, my daughter and I had a really wonderful time in Melbourne. The apartment in St Kilda was ideal for our visit as it was in a great location, was spacious and fully equipped. It was a "Home Away From Home". Our host was very pleasant, on time, and very helpful with local information. It would certainly be "Top of my List" on my next visit to Melbourne. Lynn & Bren Farren

This apartment was a lovely place to stay. It is just as spacious as the pictures on the website show. All newly furnished and big windows provide you with lots of light. It is situated at the edge of the cbd, so 10minutes by car or tram is a piece of cake. The landlord(s) were very nice and helpful when we needed them. A very nice stay and I would definitely recommend this apartment!

Das Studio ist perfekt für einen Aufenthalt in Melbourne. Ich hatte das Apartment 7 Wochen angemietet und würde es jederzeit wieder tun. Es liegt verkehrsgünstig. Die Tram-Station ist nur 2 Minuten entfernt. Von dort gelangt man in nur 15 Min nach CBD/Innenstadt. Der Strand und die Grand Prix Strecke sind fussläufig in 10 Min zu erreichen. Das Apartment ist komplett eingerichtet mit allem was man für einen Aufenthalt brauch. Die Vermieter sind hilfsbereit und bei Fragen jederzeit erreichbar auch in deutsch.
