House rules

Rules of internal order

1.Rest periods
In the spirit of the good neighbourly relation, please take into consideration the
rest periods in from 21:30 in the evening to 09:00 in the morning, and afternoon from 12:30 to 16:00. The volume of the radio and the television should be reduced so as not to be heard outside the room.

2. Organization of parties, consumption of alcohol and drug use in the apartment
The organization of parties in the apartment, the loud music and all kinds of noise, the excessive consumption of alcoholic and the use of drugs are strictly prohibited and can cause immediate termination of the contract.

3. Furnishing
All items that are in apartments or which are part of the apartment may be used by the tenants. Please be careful with them.

4. Maintenance of the apartment and damage
The tenant must use the leased premises, furniture and the equipment in the apartment with care and caution. The tenant must notify the landlord immediately in case of absence of certain items of the furniture or in case of a danger that threatens their storage. The tenant is responsible for all damages and shortages in the rented premises and objects, as far as this is beyond the wear as a result of proper use. This also applies to the damages and the shortages caused by third parties who were in rented premises with the agreement of the tenant.

5. To the smokers
Smoking in our apartment is undesirable. By damage from cigarette burns, such as spots and holes on the furniture, sheets, tableclothes, etc., the value of the affected objects must be recovered.

6. Keys
By the loss of the front door keys the tenant is obliged to pay 100 Euro because the patron of the lock should be changed completely.

7. Pets
On request.

8. Kitchen
Please, bear in mind that the kitchenware must be returned to the cupboard only in pure form, the same applies to the cutlery, the pots and the tools that are used for cooking, especially the toaster, the coffee machine and the kettle. On your departure, if it is possible, the kitchen should look like, as you found it before. Please use the plates on the stove carefully and thoroughly. Do not sit on them. The plates must be cleaned in case they are dirty as e result of cooking.

9. Floorage

Garbage
Please, does not leave your garbage uncollected on departure. By your arrival we will be happy to answer your questions about the recycling process.

Laminate flooring
Please, dry your wet laundry in the bathroom, because the apartment`s floor is covered with water-sensitive laminate. If, in any other circumstances, the laminate flooring be damp or wet, please dry it immediately.

TV (Satellite Television)
Please do not reprogram the TV at your request.

10. Responsibility
The landlord does not take any responsibility for the imported by the tenant valuables. Using the road to the apartment, the apartment, the stairs, the elevators, the furniture, etc., is your responsibility

11. Right to dispose of the apartment
In need for immediate repairs, it could be necessary, the landlord to enter the apartment without the knowledge of guests.

12. Arrival and departure
The arrival in the apartment is possible after 14:00 pm. To be able to prepare the accommodation for our next guests, we ask you to leave the apartment until 12:00 pm On days when we have to other guests in our property, times of arrival and departure can be discussed individually.

13. Early departure
In cases of early departure the landlord does not recover the rent.

14. Number of people
The number of the people should not be exceeded without the consent of the landlord. After obtaining the consent by the landlord, it should be negotiated the appropriate higher rental cost. The granting of the apartment to third parties is prohibited. In violation of this rule, the landlord has the right to terminate the lease immediately and to require a payment for the exceeded number of guests for the duration of their stay.

Die Schlüsselübergabe und die Wohnungseinweisung in Wien klappte ganz hervorragend. Die Wohnung ist praktisch und gemütlich eingerichtet. Alles Nötige war vorhanden. Zentrumsnähe und gute Städtenahverbindung ist auch gegeben. Für Autoreisende ist der nächstgelegene P+R Parkplatz in Ottakring zu empfehlen. Es wäre hilfreich, wenn den Neuankömmlingen ein Hinweis für den öffentlichen Nahverkehr zwischen Parkplatz und Wohnung z.B. bei der Schlüsselübergabe gegeben wird, da der Fußweg ca. 40 min. beträgt. Die Wohnung ist allerdings sowohl nach innen wie nach außen sehr hellhörig und daher für Schlafempfindliche eher weniger geeignet.

Bett viel zu klein für zwei Personen.Sofa im Wohnzimmer zwar ausziehbar, aber nicht benutzbar, da die Seitenteile viel zu hart sind und das Sofa in der Mitte im ausgezogenen Zustand immer auseinandergeht. Schlechte Ausstattung in der Küche. Fenster an den Seiten total undicht------> ist sehr laut von der Straße, auch nachts. Fenster sind komplett verdreckt, am rechten konnte man gar nicht rausschauen. Das Abwasser in der Küche ist zeitweilen nicht abgeflossen. Appartment nicht sauber gewesen, Spiegel verschmiert, Bad und WC war ok. Die Bezeichung First Class ist komplett übertrieben. Nicht empfehlenswert für diesen Preis.

Nice well equipped apartment not too far from the centre. Take the tram (2mins away) to Schottentor (15mins) and then walk (10mins to Stephansplatz), easiest way. No real problems regarding the apartment, can be a little noisy during the day due to construction outside, but that doesnt last forever, so may be over by the time you stay. Apartment block generally quiet. Would recommend to others.

Prettige accommodatie in de Ortliebgasse. Goed openbaar vervoer. Alleen , Ramen en ruiten zitten slecht gemonteerd en zijn zelfs met plakband dichtgemaakt waardoor er veel tocht en nog meer herrie (geluiden) van buiten binnenkomen. Erg storend. De accommodatie is verder helemaal in orde en voorzien van alles wat we nodig hadden, alleen.... die NOISE !

Alles bestens! Die Wohnung hat uns super gefallen und war sehr sauber. Die Anbindung an das öffentliche Verkehrsnetz war auch gut. Wir können diese Wohnung wirklich ohne Einschränkungen empfehlen!

The place is really good. The connection to the centre is very conveniant. The flat is quite big, bigger than it seems on the photos. It is clean , the kitchen is well equipped. What is important during winter, the heating works very well.

Nice small apartment with everything you need if you don't stay in the apartment much of the day. A bit too small for 4 people but it worked out! Unfortunately it lies out to a very noisy street in the nighttime, and on hot summerdays its not that great if you wanna have the windows open for air! We also had a little problem with the sink-pipe in the kitchen but the owner took care of it, only annoying part was that we had to be home for half a day. But all in all a very nice place, and super nice with free parking on the street and the tram-line into the city right next to the apartment plus a dicent supermarket and pharmacy! You can also walk into the city if you don't mind walking for a bit! Its a nice trip. obs! It might be a bit hard to find when you arrive. And as for last: Vienna is lovely!

Das Apartment ist Klein aber Fein und mit dem Tram Nr. 43 ist man im Nu im Zentrum der Stadt! Hat alles super geklappt und war sehr unkompliziert!

Luxury Apartment Mariahilf in the heart of Vienna + free WiFi 5

We were completely satisfied with the apartment. The neighborhood is very nice and quiet, 10 minutes walk from Museum Quarter and Hofburg palace 30 minutes walk from Schonbrunn palace, with metro station very close to the building. Very clean, fully renovated apartment, very warm welcome from the landlord's daughter. Since we arrived 15 minutes after midnight we had to pay for the after midnight arrival fee but this was stated prior to our arrival so it was ok. The only observation is that we arrived lately and very tired and we had beds made for only the two of us even-though the landlord was informed that there will be four of us arriving, but this didn't increase the overall very nice experience of this apartment. Will definitely stay there again and will easily recommend it to our friends :)
