Located on Edinburgh's bustling Easter Road to the north east of the city centre, the apartment has lots of space, a large living room and beautiful period features. Comfort and convenience are guaranteed!
The apartment is an ideal base for exploring Edinburgh and the surrounding area. All major city centre attractions are within easy reach with Princes Street, the Royal Mile, the Playhouse Theatre and key Festival venues such as the Pleasance only 5 minutes by bus or approximately 15 minutes on foot. The Michelin-starred restaurants and Royal Yacht Britannia in Leith are half an hour on foot or 10 minutes by bus.
After a long day exploring Edinburgh, relax in the large living room with its comfortable seating area, flat-screen TV, Internet computer, board games and free wifi. Then rustle up a meal in the large, well-equipped kitchen. The kitchen has everything you need from a hob, oven, microwave, fridge/freezer, washing machine and various kitchen utensils and gadgets.
And we are sure you will have a good night’s sleep in the comfortable Super King size four poster bed, one of the twin beds or on the deluxe double sofa bed in the lounge, providing sleeping arrangements for up to 6 people. Duvets, pillows, linen and towels are included in the rental and changed on a weekly basis.
The bathroom has a toilet, sink, roll-top bath and shower. There is central heating and double glazing throughout the apartment, ensuring a cosy stay in the heart of Scotland’s capital.
Shopping & Dining:
A supermarket (open until 10pm) is just along the road and Easter Road has a great selection of convenient small shops ranging from wine merchants, bakery and patisserie, fruit and veg shops, pet shop and gift shops.
For those who do not feel like cooking there are take-away shops and good quality restaurants nearby.
Families are welcome at this apartment. A travel cot can be supplied by prior arrangement. Nearby Montgomery Street Park, Arthur's Seat and Calton Hill offer green spaces and the park has children's playground.
Your pets are more than welcome to stay with you at the apartment, at no extra cost. A basket, bedding, bowls and a cat-litter tray can be provided for your pet. The apartment has a large crate available and additional crates can be provided.
There are several places nearby to walk your dog. London Road Gardens is only 2 minutes up the road and the Queen's Park with Arthur's Seat only 10 minutes away. Furthermore, the beach can be reached in just 10 minutes by car or 15 minutes by bus!
Parking and transport:
Free and metered on-street parking is available in the area around this apartment and it is well-served by frequent bus services. A taxi from the city centre costs between £5-10. The apartment is around 20 mins walk to both Waverley train station and the bus station, both of which are also reachable by direct bus services. The nr. 100 Airport bus departs at regular intervals from Waverley bridge.

As the apartment is in a residential building, we expect guests to be quiet and respectful to our neighbours at all times. They are not on holiday and do not wish to be disturbed by our guests making noise/ringing their doorbell etc.
By booking with us you are contractually agreeing to abide by our house rules and accept that we reserve the right to evict guests who cannot obey these rules.
Arrivals after 9PM are charged a £20 late check-in fee, arrivals after midnight are charged a £25 late checkin fee. This fee is payable in cash on arrival or payable via Paypal prior to arrival.

We had a great time in Anettes apartment, can definitively recommend it!
Annette was at the apartment to meet us and was helpful too. It is a spacious flat and everything was provided and clean. It is well located and Edinburgh is walkable, we walked everywhere, 15 minutes to Holyrood. Very pleased with the stay. It is on the third floor so you do need to walk up some large set of stairs. Plenty of shops and eateries nearby.
Thoroughly enjoyed our stay. Annette was very friendly and helpful. Clean and tidy apartment. Slept well both nights. Recommended.
All was fine. 20\30 min walking to the center. We was 3 friends. The flat is clean.
I can highly recommend Annette as a host. The apartment was big enough for 4 people. The kitchen was very well-equipped. Towels and bedding provided were of great quality. The check-in / check-out was flexible and easy going.
The apartment is located in Easter Road, within a 10-minute walking distance to Calton Hill, with many shops, pubs, and convenient stores close by. Also, bus no. 35 to the airport can be reached within a 2-minute walking distance.
Perfect accommodation for visiting Edinburgh.
The the apartment is nice and, although small, is well equiped. The location is also good, and you can get to the Royal Mile in 20-30 minutes of walk.
The tundred bed, that is the two people one, is not really comfortable, specially for the back. We went four people and, in that case, the apartment ends a little small.
We had a great stay in Annette´s flat. It is conveniently located. If you want to use public transport, there is a bus stop (35 bus) in front of the house, which can leave you at the Royal Mile center or even the airport. The High Street in the Royal Mile is about 20-25 minutes walking distance at a slow pace.
The flat is warm and cosy, very clean and tidy and comfortably furnished. You have everything you need in the kitchen, is fully equiped. There are two bedrooms and a sofa bed at the living room, so it is perfect for 6 people. We were provided with linen, towels and pillows.
Annette was very kind, she explained us everything we had to know about the appartment and where we can find a supermarket, etc. She was willing to resolve any doubt at any moment during our stay in Edinburgh, she deserves a 10.
Maybe to say something to be added at the appartment, it would be a hairdryer.
I would advice anyone to stay at Anntte's place, excellent quality-ratio price.

We had a wonderfull holiday in Edinburgh.
The appartment met our needs (mother and two teenagers). Although I found that it does not exactly sleep 4 persons, as the sofa bed in the livingroom was rather uncomfortable for my 46 year old back (slept on the cushions on the floor instead)
Location is superb for exploring Edinburgh on foot.
Annette was very helpful on arrival regarding transport from airport to appartment, and practical information about the area.
Annette is very attentive and pleasant. The apartment very well located for sightseeing and shopping and the nearby bus deserves a good renovation: sofa HS, mixer shower difficult to regulate, nonexistent cupboards, windows closed and evil means the busy street. The linen provided is impeccable.
Annette est très attentionnée et agréable. L'appartement très bien situé pour visiter la ville et avec des commerces et le bus à proximité mériterait une bonne rénovation : canapé HS, mitigeur de la douche difficile à régler, placards inexistants, les fenêtres ferment mal et on entend la rue très fréquentée. Le linge mis à disposition est impeccable.
